What to Expect in 2025: Real Estate & Mortgage Trends

As we reflect on the past couple of years in the mortgage and real estate markets, it’s clear that 2023 and 2024 were pivotal years. With rising interest rates, changing inventory levels, and shifting market dynamics, these two years marked a departure from the historically low rates we saw in 2021 and 2022. So, what does this mean for 2025? Let’s break it down.

The 2023 & 2024 Real Estate Landscape

In 2021 and 2022, the mortgage industry saw historically low interest rates, making home buying more affordable and encouraging a surge in demand. However, by 2023 and 2024, the environment shifted with mortgage rates climbing to between 6% and 7.5%. While this may seem high compared to the pandemic-era rates, it’s important to recognize that these rates are still in line with historical averages. In fact, mortgage rates in the 1980s were often in the double digits!

Alongside rising rates, we saw an increase in home inventory compared to the scarcity of homes in the previous years. This shift gave buyers more options but also slowed the market down. In 2024, we experienced a relatively slower market compared to the boom times of the earlier 2020s.

Watch the video where I dive deeper into these trends and predictions for the upcoming year. It’s a great way to get more insight into how you can navigate the real estate market in 2025

What Can We Expect in 2025?

Home Prices: A Modest Increase

While we don’t expect a dramatic jump in home prices, we predict an increase of 1-3% in 2025. With more inventory on the market and steady demand, home prices should continue to rise modestly.

Mortgage Rates: Stability with Potential for a Boost

Mortgage rates are expected to remain in the range of 5.5% to 7.5%. While rates in the 6-6.5% range may feel high compared to the ultra-low pandemic-era rates, they are actually quite typical in historical terms. If rates dip closer to 5% in the future, we could see a significant boost in real estate sales and more inventory moving off the market.

Improved Housing Inventory

With more homes available for sale, we expect to see an improvement in inventory, which will ease some of the pressures buyers have felt in recent years. While the market won’t be as competitive as it was during the pandemic, the increased availability of homes should create a more favorable environment for buyers.

Political and Economic Factors

In 2025, real estate could become a major focal point of political campaigns, especially with potential shifts in leadership. If Donald Trump returns to office, we may see policies that favor the real estate industry, which could create new opportunities for growth and stability.

A Balanced Outlook for 2025

While the ultra-low mortgage rates of 2021 and 2022 are behind us, 2025 presents a more balanced real estate and mortgage market. We predict steady growth in home prices and improvements in housing inventory, along with relatively stable mortgage rates. The real estate industry remains a key driver of the U.S. economy, and with the potential political shifts on the horizon, the housing market may experience further positive changes in the coming years.
