Buy or Rent? This Simple Formula Can Help You Decide
Should you buy a home or continue renting? It’s a major financial decision, and the right answer depends on your personal situation, financial goals, and the real estate market where you live. One simple calculation can give you a useful starting point when comparing buying versus renting: the Price-to-Rent Ratio.
What Is the Price-to-Rent Ratio?
The Price-to-Rent Ratio compares a home’s purchase price with the amount you could potentially receive in monthly rent. The formula is:
Home Price ÷ (Monthly Rent × 12) = Price-to-Rent Ratio
For example, if a home costs $300,000 and could rent for $2,000 per month: $300,000 ÷ ($2,000 × 12) = 12.5
The Price-to-Rent Ratio is 12.5.
As a general guideline:
- 15 or below: Buying may be more favorable compared with renting.
- 15–20: The market may be more balanced, and either option could make sense.
- Above 20: Renting may be more attractive relative to the cost of buying.
These ranges are simply guidelines and should not be used as the only factor in making a real estate decision.

What Else Should You Consider?
The Price-to-Rent Ratio is a helpful starting point, but there are many other factors to consider before purchasing a home.
These may include mortgage interest rates, property taxes, homeowners insurance, HOA fees, maintenance costs, expected appreciation, location, and how long you plan to own the property.
Your personal financial situation is also important. A home that looks attractive based on the numbers may not be the right choice if the monthly payment doesn’t comfortably fit your budget. For real estate investors, additional factors such as rental demand, vacancy, property management, operating expenses, and potential cash flow should also be evaluated.
